<br />ORIGINAL <br /> <br />OFFICE LEASE <br /> <br />THIS OFFICE LEASE (the "Lease") is entered into as of September 1, <br />2005, by and between PROVIDENT CREDIT UNION, a California non-profit <br /> <br />mutual benefit corporation ("Landlord"), and CITY OF REDWOOD CITY, A <br />Municipal Corporation and Charter City ("Tenant"). <br /> <br />ARTICLE 1: BASIC LEASE PROVISIONS <br /> <br />1.1 <br /> <br />Premises. <br /> <br />Landlord leases to Tenant, and Tenant leases from Landlord, that <br />certain space known as Suite 400 (the "Premises"), as depicted on EXHIBIT A <br /> <br />attached hereto, upon all of the terms, covenants, and conditions set forth herein; <br />and Tenant covenants as a material part of the consideration for this Lease to <br /> <br />keep and perform each and all of said terms, covenants, and conditions by it to <br />be kept and performed and that this Lease is made upon the condition of such <br /> <br />performance. The Premises are located in the building known as the Provident <br />Credit Union Building (the "Building") located at 303 Twin Dolphin Drive, <br /> <br />Redwood City, California. <br /> <br />1.1.1 Agreed Area. <br /> <br />Landlord and Tenant agree that for the <br /> <br />purpose of this Lease (a) the rentable area of the Premises shall be 1,018 square <br />feet, and (b) the rentable area of the Building is 149,712 square feet. <br /> <br />1.1.2 Common Areas. Tenant and its agents, employees, and <br />invitees shall have the non-exclusive right with others designated by Landlord to <br /> <br />the free use of the common areas in the Building and of the land on which the <br />Building is located ("Land") for the common areas' intended and normal purpose. <br /> <br />Common areas include elevators, sidewalks, parking areas, driveways, hallways, <br /> <br />stairways, public restrooms, common entrances, lobbies, and other similar public <br /> <br />~ <br />
