05/21/2018 <br />ORDINANCE NO. 1130-374 <br />ORDINANCE OF THE CITY COUNCIL OF THE CITY OF REDWOOD CITY <br />AMENDING ARTICLE 60, ZONING MAP, OF THE REDWOOD CITY ZONING <br />ORDINANCE, TO REZONE PROPERTIES LOCATED AT 1548 MAPLE <br />STREET FROM THE TIDAL PLAIN DISTRICT TO THE MIXED USE <br />WATERFRONT DISTRICT <br />WHEREAS, the Planning Commission, at a duly noticed public hearing on April 17, 2018 <br />adopted Resolution 18-06 recommending that the City Council adopt an ordinance establishing <br />the Mixed -Use Waterfront district (MUW) and Resolution 18-07 recommending the City Council <br />rezone the 1548 Maple Street properties (Assessor Parcel numbers 052-532-010, 052-532-020 <br />& 052-532-030) from the Tidal Plain (TP) district to the Mixed Use Waterfront district (MUW) as <br />shown on Exhibit "A", attached hereto and incorporated herein, in connection with the 1548 <br />Maple Street project (the "Project'); and <br />WHEREAS, on May 7, 2018, the City Council held a duly noticed hearing and introduced <br />an ordinance establishing the MUW ("Waterfront District Ordinance'); and <br />WHEREAS, in compliance with California Environmental Quality Act regulations, the City <br />Council at a duly noticed public hearing on May 7, 2018, adopted the Final Environmental <br />Impact Report for the Project; and <br />WHEREAS, the City Council, having reviewed the recommendation of the Planning <br />Commission and having considered the evidence received at the May 7, 2018 duly noticed <br />public hearing, finds the proposed zoning is in the public interest and consistent with the <br />purposes of the Redwood City Zoning Ordinance. <br />NOW THEREFORE, THE CITY COUNCIL OF THE CITY OF REDWOOD CITY DOES <br />ORDAIN AS FOLLOWS: <br />SECTION 1. The recitals set forth above are true and correct, and are hereby <br />incorporated herein by this reference as if fully set forth in their entirety. <br />SECTION 2. Based on the facts in the staff report, written and oral testimony and <br />evidence presented, the City Council finds this amendment to the Zoning Map to be in the public <br />interest and in conformance with the General Plan and the goals and objectives of Article 41 of <br />the Zoning Ordinance. <br />SECTION 3. Pursuant to the provisions of Article 41 and 49 of the Redwood City Zoning <br />Ordinance, Article 60, Zoning Map is hereby amended as follows: <br />That real properties located at 1548 Maple Street, Redwood City, California, <br />identified as Assessor Parcels Numbers 052-532-010, 052-532-020 & 052-532- <br />030 are hereby rezoned from the existing zoning district to the Mixed Use <br />Waterfront Zoning District, as shown on Exhibit A. <br />ATTY/ORD.466/RC ORD—AMENDING ZONING MAP <br />REV: 04-27-18 PR <br />Page 1 of 3 <br />ORDINANCE NO. 1130-374 <br />MUFF N0, 601 <br />
