ATTY/RESO.0058/PC RESO GRANTING APPROVAL OF AN ARCHITECURAL PERMIT – 515 CLEVELAND <br />REV: 06-26-18 PR <br />Page 1 of 17 <br />RESOLUTION NO. 18-11 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY GRANTING APPROVAL OF AN ARCHITECTURAL <br />PERMIT, PLANNED DEVELOPMENT PERMIT, VESTING TENTATIVE <br />MAP PERMIT, AND CONDOMINIUM PERMIT FOR 515 CLEVELAND <br />STREET PURSUANT TO THE CITY OF REDWOOD CITY MUNICIPAL <br />CODE AND THE CITY OF REDWOOD CITY ZONING ORDINANCE <br />AND FINDING THAT SAID APPROVALS ARE EXEMPT FROM THE <br />REQUIREMENTS OF THE CALIFORNIA ENVIRONMENTAL QUALITY <br />ACT <br /> <br />WHEREAS, the Applicant, California Communities, filed an application for an <br />Architectural Permit, Planned Development, Vesting Tentative Map, and Condominium <br />Permit to demolish eight existing residential units and construct 17 unit townhomes <br />(Project) at the project site located at 515 Cleveland Street, Redwood City, California; <br />and <br />WHEREAS, the Planning Commission of the City of Redwood City is empowered <br />by Article 45 (Architectural Permits) of the City of Redwood City Zoning Ordinance to <br />act upon applications for Architectural Permits; Article 46 (Planned Development <br />Permits) of the City of Redwood City Zoning Ordinance to act upon applications for <br />Planned Development Permits; and is empowered by the Subdivision Ordinance as set <br />forth in Chapter 30 of the City of Redwood City Municipal Code to act upon applications <br />for Vesting Tentative Maps and Condominium Permits; and <br />WHEREAS, on May 25, 2018, a public hearing notice was published in The San <br />Mateo Daily Journal and mailed to interested parties and all property owners within 300 <br />feet of the Property; and <br />WHEREAS, on June 5, 2018, the Planning Commission continued the public <br />hearing on the Project to June 19, 2018; and <br />WHEREAS, on June 19, 2018, the Planning Commission held a duly noticed <br />public hearing in accordance with all applicable requirements of the State Planning and <br />Zoning Law and the Redwood City Zoning Ordinance, to consider the architectural <br />permit, planned development permit, Vesting tentative map permit, and condominium <br />permit; and <br /> <br />WHEREAS, on June 19, 2018, all interested parties were given the opportunity <br />to participate in the public hearing through oral testimony and the submittal of written <br />comments; and <br /> <br />WHEREAS, on June 19, 2018, the Planning Commission fully reviewed, <br />considered, and evaluated the staff reports prepared for the Project including the <br />attachments to the staff reports, oral and written public testimony, and all other <br />documents and evidence in the public record on the Project; and <br />
