Developer is the current fee owner of that certain real property consisting of <br /> approximately 1.09 acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached hereto and incorporated herein by reference(the"Property"). <br /> B. On October 17, 2017,the Planning Commission of the City of Redwood City adopted, <br /> among other approvals, Resolution No. 17-15, approving the Tentative Map for 601 El Camino Real <br /> ("Project"), prepared by BKF Engineers and dated June 30, 2017 ("Tentative Map"), subject to certain <br /> 1 conditions of approval("Conditions"). <br /> C . The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D . Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements and, therefore, will enter into an agreement <br /> with City providing for the future construction and installation of such public improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled 601 El <br /> Camino Improvement Plans, prepared by BKF Engineers and dated :TL, ,,/ lr , 20 l S (the <br /> "Improvement Plans"), which, in addition to other improvements, provide for certain on-site public <br /> improvements consisting of street and street light improvements, storm drain systems, domestic water <br /> systems and sanitary sewer systems for the Project(collectively,"Improvements"). <br /> F. Upon approval and recordation of the Final Map, the Property will be divided into thirty <br /> three residential condominium units hereinafter referred to as the"Residential Parcels". <br /> G .
