02/06/2007 <br />ORIGINAL <br />RESOLUTION NO. 14763 <br />RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDWOOD <br />CITY INITIATING A PRECISE PLAN FOR THE PRESERVE AT <br />REDWOOD SHORES PROJECT <br />WHEREAS, The City has received an application for a mixed use <br />school/residential/open space development in Redwood Shores which would be located <br />on two parcels: a 109-acre parcel commonly known as "Area H," and an <br />underdeveloped 5-acre parcel, known as Indian Creek, located adjacent to the <br />southwest corner of Area H; and <br />WHEREAS, the Project Applicant's development plan proposes to provide for 94 <br />acres of restored wetlands, 7 acres for a public elementary school, 8 and 2 acres, <br />respectively, for two multi-family townhouse developments, and 3.5 acres for a <br />neighborhood park as set forth in Exhibit "A", the Site Plan for the Preserve at Redwood <br />Shores, attached hereto and incorporated herein; and <br />WHEREAS, the Belmont-Redwood Shores School District contemplates the <br />construction of an elementary school; and <br />WHEREAS, due to the diverse combination of uses proposed, staff has <br />determined that a Precise Plan should be prepared for this project because the Precise <br />Plan will permit the flexibility and control required to effectively plan and harmoniously <br />integrate the various proposed uses; and <br />WHEREAS, the Precise Plan will establish a vision for the property, describe the <br />zoning standards and design guidelines for development within the Planned Community <br />District, and would replace the existing zoning for the property; and <br />WHEREAS, On January 9, 2007, the Planning Commission held a public hearing <br />and passed a motion recommending that the City Council initiate a Precise Plan for the <br />subject site; and <br />NOW, THEREFORE, BE IT RESOLVED BY THE COUNCIL OF THE CITY OF <br />REDWOOD CITY, AS FOLLOWS: <br />To initiate a Precise Plan for the Preserve at Redwood Shores consisting of a <br />109-acre parcel commonly known as "Area H," and an undeveloped 5-acre parcel, <br />known as Indian Creek. <br />ATTY/RESO/RES0.1680 #14763 <br />012307 Formerly Muff # 613 <br />
