Code § 27383. <br />IMPROVEMENT AGREEMENT <br />515 Cleveland Street Subdivision <br />THIS IMPROVEMENT AGREEMENT ("Agreemenf) is made and entered into on this _ day of _ <br />(Y x -A 1 , 2019 ("Effective Date") by and between by and between Harrison. LP a California <br />limited partnership ("Developer"), and the CITY OF REDWOOD CITY, a charter city and California <br />municipal corporation ("City") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.73 acres located within the City of Redwood City, County of San Mateo, State of <br />California, described in Exhibit A. attached hereto and incorporated herein by reference (the "Property"). <br />B. On June 19, 2018, the Planning Commission of the City of Redwood City adopted, <br />among other approvals, Resolution No. 18-11, approving the Vesting Tentative Map for the 515 <br />Cleveland Street ("Project"), prepared by BKF Engineers and dated May 25, 2018 (`Tentative Map'), <br />subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the Project be <br />constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an <br />agreement with City providing for the future construction of such public improvements. <br />D. Developer has submitted the Final Map and applied to City for Final Map approval <br />without having completed the required public improvements and, therefore, will enter into an agreement <br />with City providing for the future construction and installation of such public improvements, as required <br />by Government Code section 66462(axl). <br />E. Developer has submitted to City plans, specifications and drawl gs entitled Harrison Ave <br />Townhomes Improvement Plans, prepared by BKF Engineers and dated l� 20JM (the <br />"Improvement Plans'), which, in addition to other improvements, provide for rtain on-site public <br />improvements consisting of street and street light improvements, storm drain systems, domestic water <br />systems and sanitary sewer systems for the Project (collectively, "Improvements"). <br />F.
