SUBDIVISION IMPROVEMENT AGREEMENT 211/217 Vera Avenue THIS SUBDIVISION IMP�ENT AGREEMENT („Agreement") is made and entered into on this day of .,'t2019 ("Effective Date") by and between Vera Avenue RC LLC, a Califo la limited liability company ("Developer"), and the CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") (together, the "Parties") with reference to the following facts: I;axa111111il>iII&I A. Developer is the current fee owner of that certain real property consisting of approximately 0.48 acres located within the City of Redwood City, County of San Mateo, State of California, described in Exhibit "A", attached hereto and incorporated herein by reference (the "Property"). B. On December 4, 2018, the Planning Commission of the City of Redwood City adopted, among other approvals, Resolution No.18-18, approving the Tentative Map for the 211-217 Vera Avenue Development ("Project"), prepared by Lea & Braze Engineering, Inc. and dated October 02, 2018 ("Tentative Map"), subject to certain conditions of approval ("Conditions"). C. The Conditions require either (1) that certain public improvements for the Project be constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an agreement with City providing for the future construction of such public improvements. D. Developer has submitted the Final Map and applied to City for Final Map approval without having completed the required public improvements and, therefore, will enter into an agreement with City providing for the future construction and installation of such public improvements, as required by Government Code section 66462(a) (1). E. Developer has submitted to City plans, specifications and drawings entitled "Improvement Plans for a 10 -Unit Condominium Project, 211 & 217 Vera Ave," prepared by Lea & Braze Engineering, Inc. and dated jJoueielb2' kr, , 2019 (the "Improvement Plans"), which, in addition to other improvements, provide for certain on-site public improvements consisting of street and street light improvements, storm drain systems, REV: 10-15-19 PR ATTY/AGR.2019.267/211/217 Vera (Page 1 of 22)
