Code § <br />27383. <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />211/217 Vera Avenue <br />THIS SUBDIVISION IMPROV MENT AGREEMENT ("Agreement') is made and <br />entered into on this day of1 U?52019 ("Effective Date") by and between Vera <br />Avenue RC LLC, a California limited liability company ("Developer"), and the CITY OF <br />REDWOOD CITY, a charter city and California municipal corporation ("City") (together, <br />the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.48 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On December 4, 2018, the Planning Commission of the City of Redwood <br />City adopted, among other approvals, Resolution No.18-18, approving the Tentative Map <br />for the 211-217 Vera Avenue Development ("Project'), prepared by Lea & Braze <br />Engineering, Inc. and dated October 02, 2018 ('Tentative Map"), subject to certain <br />conditions of approval ('Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the final map (`Final Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Final Map and applied to City for Final Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public improvements, as required by Government Code section 66462(a) (1). <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />"Improvement Plans for a 10 -Unit Condominium Project, 211 & 217 Vera Ave," prepared <br />by Lea & Braze Engineering, Inc. and dated Noleydhvi- (c , 2019 (the "Improvement <br />Plans"), which, in addition to other improvements, provide for certain on-site public <br />improvements consisting of street and street light improvements, storm drain systems, <br />REV: 10-15-19 PR <br />ATTY/AGR.2019.267/211/217 Vera (Page 1 of 22) <br />
