Code § <br />27383. <br />FIRST AMENDMENT TO SUBDIVISION IMPROVEMENT AGREEMENT <br />1548 Maple Street <br />THIS FIRST AMENDMENT TO SUBDIVISION IMPROVE N �4GREEMENT <br />("First Amendment") is dated for convenience purposes t , 2023, to <br />be effective as of the Amendment Effective Date (defined below) by and between 1548 <br />MAPLE LLC, a Delaware limited liability company ("Developer"), and the CITY OF <br />REDWOOD CITY, a charter city and California municipal corporation ("City") (individually, <br />a "Party" and, together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 6.99 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit A, attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. Developer and City entered into that certain Subdivision Improvement <br />Agreement dated February 18, 2021, and recorded in the official records of San Mateo <br />County as Document No. 2021-108252 on July 21, 2021 (the "SIA"). <br />C. Developer, City, and the County of San Mateo entered into that certain Tri - <br />Party Implementation Agreement, dated for references purposes January 28, 2022, <br />related to various issues surrounding the extension of Blomquist Street. One of the <br />ancillary agreements required to be entered into by the Tri -Party Implementation <br />Agreement is that certain Demolition Agreement (County Property), between Developer, <br />City and the County of San Mateo, effective February 4, 2022 (the "Demolition <br />Agreement"). Among other things, the Demolition Agreement defines certain "Abatement <br />Work" that must occur prior to the demolition of certain structures and prior to the <br />construction of certain portions of the Blomquist Improvements. <br />D. City and Developer entered into that certain Development Agreement dated <br />August 3, 2018, and recorded in the official records of the County of San Mateo ("Official <br />Records") on November 15, 2018 as Document No. 2018-088890, as amended by that <br />ATTY/AGR/AMEND.
