PEREZ, HUSBAND AND <br />WIFE, AS JOINT TENANTS, were the original TRUSTORS, FIDELITY NATIONAL <br />TITLE INSURANCE COMPANY, A CORPORATION, the original TRUSTEE, and CITY <br />OF REDWOOD CITY, A MUNICIPAL CORPORATION, the BENEFICIARY, under that <br />certain Deed of Trust titled SHORT FORM DEED OF TRUST AND ASSIGNMENT OF <br />RENTS dated May 18, 2012 and, recorded as Instrument Number 2012-075731 on May <br />31, 2012 in Official Records of the County of San Mateo, State of California ("Deed of <br />Trust'); and <br />WHEREAS, the Deed of Trust irrevocably granted, transferred and assigned to <br />the original Trustee in Trust, with power of sale, the property in San Mateo County, <br />California, and more particularly described in Exhibit "A", attached hereto and <br />incorporated by reference (the "Property"); and <br />WHEREAS, the Deed of Trust provide the original Trustors with financial <br />assistance (the "Loan") with a principal sum of Forty -Five Thousand Dollars ($45,000), <br />which the original Trustors promised to pay to the Beneficiary with interest as described <br />in the Promissory Note titled OWNER OCCUPIED INSTALLMENT NOTE dated May <br />18, 2012 (the "Promissory Note"); and <br />WHEREAS, the Loan has been fully repaid, and the undersigned successor <br />Beneficiary desires to substitute itself as thE; new Trustee under said Deed of Trust and <br />in place and instead of FIDELITY NATIONAL TITLE INSURANCE COMPANY, A <br />CORPORATION. <br />NOW THEREFORE, the undersigned hereby substitutes CITY OF REDWOOD <br />CITY, A MUNICIPAL CORPORATION, as Trustee under said Deed of Trust and CITY <br />OF REDWOOD CITY, A MUNICIPAL CORPORATION, as the substituted Trustee does <br />hereby reconvey, without warranty, to the person or persons legally entitled thereto, the <br />Estate not held thereunder. <br />ATTY/AGR/2024.001/SUBSTITUTION OF TRUSTEE AND FULL RECONVEYANCE — 915 8T" AVE <br />REV: 01-09-24 SK <br />Page 1 of 4 <br />
