Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT <br />557 E. Bayshore Road <br />THIS LANDSCAPE MAINTENANCE AGREEMENT ("Agreement") is made and <br />entered into this day of N.9Vt'8&-A- 20 ("Effective Date"), by and between <br />Redwood Crossing LLC, a California Limited Liability Company ("Developer"), and the <br />CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 14.36 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On December 13, 2024, the Planning Commission of the City of Redwood <br />City adopted, among other approvals, Resolution No. 22-15, approving a mixed-use <br />project, on the Property subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain sidewalk, curb, gutter, and pedestrian lighting <br />("Improvements") within E. Bayshore Road frontage ("Maintenance Area") as the <br />Improvements and Maintenance Area are more specifically shown on Exhibit "B", <br />attached hereto and incorporated by this reference as if fully set forth herein. <br />D. Developer has submitted a Parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
