POLICE LEASE FOURTH AMENDMENT <br />This Fourth Amendment is ("Fourth Amendment') made as of t#ia-[1&5 day <br />-ef--3an-uftry G25 -by and between 2215 Broadway RWC, LLC, a California limited liability <br />company ("Lessor") and the City of Redwood City, a charter city and municipal <br />corporation ("City"). <br />RECITALS <br />A. Landlord and Tenant are parties to that certain Lease dated April 7, 2021, <br />and amended January 26, 2022, and November 22, 2022 (collectively, the "Lease"). The <br />Lease is incorporated herein by this reference. Pursuant to the Lease, Landlord has <br />leased to Tenant space currently containing approximately 900 square feet located at <br />2215 Broadway Street, Redwood City, California (the "Premises"). <br />B. Tenant and Landlord mutually desire to amend the Lease to extend the <br />Term of the Lease upon the terms and conditions hereinafter set forth. <br />NOW, THEREFORE, in consideration of the mutual covenants and agreements <br />herein contained and other good and valuable consideration, the receipt and sufficiency <br />of which are hereby acknowledged, Landlord and Tenant agree as follows: <br />1. Recitals; Capitalized Terms. The foregoing recitals are incorporated by reference <br />into this Fourth Amendment. Capitalized terms used herein and not otherwise defined <br />shall have the meanings given to such terms in the Lease. <br />2. Extension Term. The current Term of the Lease, which is scheduled to expire on <br />January 31, 2025, is hereby extended for a period of 12 months (the "Extension Term"), <br />commencing February 1, 2025, and expiring January 31, 2026, unless sooner terminated <br />pursuant to the terms of the Lease. <br />3. Rent. During the Extension Term the City will occupy the Premises at no cost. If <br />and when the Parties agree to any additional extension term, the Parties will agree to <br />payment terms (if any), which terms shall be included in any written extension agreement. <br />4. Utilities. Landlord shall be responsible for providing water, sewer, sewage, trash, <br />and pest control services, and such other utilities consumed or provided in, furnished to <br />or attributable to the Premises and the Common Areas, except for gas, electricity, <br />telephone, internet and janitorial services. City shall be responsible for contracting for and <br />paying for all charges for gas, electricity, telephone and internet services furnished to the <br />Premises. <br />5. Ratification of Lease. The Lease, as amended by this Fourth Amendment, is <br />hereby ratified, confirmed and approved in all respects. In the event of any inconsistency <br />between the provisions of this Fourth Amendment and the provisions of the Lease, the <br />provisions of this Fourth Amendment shall govern. <br />REV: 01-03-25 VR <br />ATTY/AGR.2025/Amend.
