Code §27383 <br />LANDSCAPE MAINTENANCE AGREEMENT <br />(2950 Bay Rd) <br />THIS LANDSCAPE MAINTENANCE AGREEMENT ("Agreement") is made and <br />entered into this 13 to day of Jv �-JF . 2025 ("Effective Date"), by and between <br />Stanford Health Care, a California nonprofit public benefit corporation ("Developer"), and <br />the CITY OF REDWOOD CITY, a charter city and California municipal corporation ("City") <br />(together, the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately 0.82 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On November 15, 2022, the Planning Commission, of the City of Redwood <br />City adopted, among other approvals, Resolution No. 22-11, approving an architectural <br />permit, AP2021-031, for a research and development building, on the Property and the <br />Tentative Parcel Map, TM2022-009, for the Agora, prepared by BKF Engineers and dated <br />August 25, 2022 subject to certain conditions of approval ("Conditions"). <br />C. In compliance with the Conditions, Developer submitted to City landscaping <br />plans for the Property frontage ("Plans"), which have been approved by City. The Plans <br />provide for installation of certain landscaping, sidewalk, street trees and irrigation <br />("Improvements") within the frontage along 2nd Avenue and Bay Road ("Maintenance <br />Area") as the Improvements and Maintenance Area are more specifically shown on <br />Exhibit "B", attached hereto and incorporated by this reference as if fully set forth herein. <br />D. Developer has submitted a parcel map for the Property, which has been <br />reviewed by the City Engineer and is being approved concurrently with this Agreement <br />("Parcel Map"). <br />E.
