RESOLUTION NO. 25-06 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY RECOMMENDING THAT THE CITY COUNCIL <br />DESIGNATE 731 EDGEWOOD ROAD A LOCAL HISTORIC LANDMARK <br />AND RECOMMENDING APPROVAL OF A HISTORIC PRESERVATION <br />AGREEMENT (MILLS ACT CONTRACT) <br />WHEREAS, Applicants, Niall Wall & Sheila Cepero (the "Property Owners"), <br />applied for a local landmark designation and a Mills Act Contract (the "Project") located <br />at 731 Edgewood Road (the "Property"); and <br />WHEREAS, on September 11, 2025, the Historic Resources Advisory Committee <br />held a duly noticed public hearing in accordance with all applicable requirements of the <br />State Planning and Zoning Law and the Redwood City Municipal Code to consider the <br />Project; and <br />WHEREAS, the Historic Resources Advisory Committee has determined that the <br />Property meets Criteria C, for designation as a historic landmark according to the historic <br />designation criteria established by the Redwood City Historic Preservation Ordinance <br />(Chapter 40 of the Redwood City Code); and <br />WHEREAS, the Historic Resources Advisory Committee recommended that a <br />Historic Preservation Agreement (Mills Act Contract) be approved for the Property by a <br />vote of 5-0; and <br />WHEREAS, on October 1, 2025, a public hearing notice of the Planning <br />Commission hearing was published in the San Mateo Daily Journal, mailed to neighbors <br />within 300 feet of the Property and sent to the Property Owner; and <br />WHEREAS, on October 21, 2025, the Planning Commission held a duly noticed <br />public hearing in accordance with all applicable requirements of the State Planning and <br />Zoning Law, the Redwood City Municipal Code, and the Zoning Ordinance to consider <br />the Project; and <br />WHEREAS, the residence and property located at 731 Edgewood Road, Redwood <br />City, California does meet the historic designation criteria established by the Redwood <br />City Historic Preservation Ordinance (Redwood City Code Chapter 40) as follows: <br />Pursuant to City Code section 40.6(c), the residence and property embody <br />distinctive characteristics of a style, type, period, or method of construction, or is a <br />valuable example of the use of indigenous materials or craftsmanship. <br />The structure is an example of the Monterey Revival style which incorporates <br />classical elements, such as a symmetrical facade composition and restrained <br />classical details in the entrance.
