Morales, and as successors in trust, as <br />trustee of the Rosa B. Morales Trust November 18, 2025, ("Trustor"), whose address is 919 <br />Roosevelt Avenue, Redwood City, CA 94061, Old Republic Title Company ("Trustee"), whose address is <br />275 Battery Street, Ste 1500, San Francisco, CA 94111, and the City of Redwood City, a charter city and <br />municipal corporation of the State of California (`Beneficiary"), whose address is 1017 Middlefield Road, <br />Redwood City, CA 94063 <br />Trustor irrevocably grants, conveys, transfers and assigns to Trustee in trust, with power of sale and right <br />of entry and possession, all of Trustor's right, title and interest now owned or hereafter acquired in and to <br />the real property in City of Redwood City, San Mateo County, California, described on Exhibit A attached <br />hereto and incorporated herein by this reference, together with all buildings, structures and improvements <br />now existing or hereafter constructed thereon (the "Improvements") and all other property and interests of <br />any kind or character which may be reasonably necessary or desirable to promote the present and future <br />beneficial use and enjoyment of such real property and improvements (the "Property"). <br />1. Secured Obligations. Trustor makes the grant, conveyance, transfer and assignment herein for the <br />purpose of securing Trustor's obligations under that certain Home Rehabilitation Loan Agreement by and <br />between Trustor and Beneficiary of even date. herewith (the "Loan Agreement"); this need of Trust; and <br />that certain Promissory Note in the principal amount of Fifty -Five Thousand Eight Hundred 'Twenty -.Five <br />Dollars ($55,825.00), of even date herewith, executed by Trustor in favor of Beneficiary, as it may be <br />amended or restated, the payment of which is secured by this Deed of Trust (the "Promissory Note") <br />(collectively, the "Secured Obligations"). <br />2. Maintenance and Repair. Trustor shall (a) keep the Property in good condition and repair and <br />not remove or demolish any building; (b) complete or restore promptly and in good and workmanlike <br />manner any building which may be constructed, damaged or destroyed; (c) pay when due all claims for <br />labor performed and materials furnished; (d) comply with all laws affecting the Property or requiring any <br />alterations or improvements to be made; and (e) not commit or permit waste. <br />3. Insurance. Trustor shall maintain hazard insurance against loss by fire, hazards included with the <br />term "extended coverage," and any other hazards for which Beneficiary requires insurance, and liability <br />insurance.
