CODE § 27380 <br />DEED RESTRICTION <br />DECLARATION OF RESTRICTIVE COVENANTS FOR URBAN LOT SPLIT <br />This declaration of restrictive covenants for urban lot split ("Declaration") is executed on <br />JV* -1V; Z -Z , 2026, by 502 Edgewood LLC ("Declarant"). <br />RECITALS <br />WHEREAS, Declarant is the present owner of that certain real property located at 502 <br />Edgewood Road, in the City of Redwood City, County of San Mateo, State of California, which <br />is further described in Exhibit "A" attached hereto and incorporated herein by this reference (the <br />"Property"); and <br />WHEREAS, Government Code section 66411.7 authorizes division of land, ministerially, <br />where such division meets the requirements set forth in Section 66411.7 of the Government Code; <br />and <br />WHEREAS, the City approved the Declarant's application for a parcel map for an urban <br />lot split at the Property, subject to the terms and conditions of Redwood City Municipal Code <br />("City Code") Section 30.76 and California Government Code ("Gov't Code") Section 66411.7 <br />(the "Ministerial Approval"); and <br />WHEREAS, this Declaration is being recorded in compliance with City Code Section <br />30.76 and Gov't Code Section 66411.7; and <br />WHEREAS, this Declaration is the covenant recorded to satisfy the requirements of the <br />Ministerial Approval. <br />NOW, THEREFORE, in consideration of the benefits received by the Declarant and the <br />public purposes served by City Code Section 30.76 and Gov't Code Section 66411.7, the Declarant <br />declares as follows: <br />A. Incorporation of Recitals.
