BRENNAN TO ALLOW 1 THREE-FOOT FENCE ABOVE RETAINING WALL, CAR PORT, AND TO CONVERT GARAGE TO DWELLING ROOM AT 2796 IVCASSACHUSETTS AVENUE WHEREAS, the Board of Adjustments of the Planning Commission of the City of Redwood City, State of California, has submitted the application of H. Brennan for a variance or adjustment with the recommendation that such application be granted; and, WHEREAS, the Council of Redwood City has considered said application for variance or adjustment in accordance with section 20 of Ordinance No. 600, being the zoning ordinance of the City of Redwood City; NOW, THEREFORE, the Council of Redwood City hereby resolves as follows: (1) Said Council finds that the following conditions do exist: {a} That there are exceptional or extraordinary circumstances which apply to the land, building or use referred to in the application, which circumstances or conditions do not apply generally to land, buildings, or uses in the same district. (b) That the granting of the application is nec- essary for the preservation and enjoyment of sub- stantial property rights of the petitioner. (c) That the granting of such application will not materially affect adversely neighboring prop- erty, public welfare, or the health or safety of persons residing or working in the neighborhood. (2) Said Council hereby gl'ants said adjustment or variance to H. Brennan to allow construction of a three-foot wooden fence on top of an existing retaining wall and adding a car port in the rear yard, and allowing remodeling of garage into residence quarters at 2796 Massachusetts Avenue, Redwoo~ City, California, subject to the condi tion tha t the cons.tl"uction' of the fence, car port, and conversion of the garage be completed in accordance with plans submitted to the Planning Commission and Councilor - 1 -
