...... 12/02/02 <br /> <br /> ORIGINAL <br /> ORDINANCE NO. 1130-315 <br /> <br /> ORDINANCE AMENDING THE RMDWOOD CITY <br /> ZONING ORDINANCE TO ADD SECTION 52, <br /> PLANNED COMMUNITY DISTRICT OR P-DISTRICT <br /> <br /> THE CITY COUNCIL OF THE CITY OF REDWOOD CITY DOES ORDAIN AS <br /> FOLLOWS: <br /> <br /> WHEREAS, the City of Redwood City Community Development Services <br />Department is beginning to engage in increased advanced planning activities; and <br /> <br /> WHEREAS, one advanced planning tool utilized by neighboring jurisdictions for <br /> <br />over twenty-five years has been Planned Community Districts; and <br /> <br /> WHEREAS, Planned Community Districts allow cities greater flexibility in <br />planning for development of specific areas within their respective jurisdictions; and <br /> <br /> WHEREAS, staff has reviewed the Zoning Ordinances of other cities and has <br />developed enabling language for a Redwood City Planned Community District; and <br /> <br /> WHEREAS, the Planned Community District can be used anywhere within the <br /> <br />City, but will be most useful in areas such as the Downtown and the Bay Front; and <br /> <br /> WHEREAS, while Planned Community Districts may not be appropriate in all <br />circumstances and will not entirely replace conventional zoning, they will serve as an <br />additional tool to assist the City with its future planning activities; and <br /> <br /> WHEREAS, on July 2, 2002 the City of Redwood City Planning Commission held <br /> <br />a study session on Planned Community Districts; and <br /> <br />F:Atty/Ord/Ord.162 <br />092502 <br /> <br /> <br />
