07/22/2013 <br />ORIGINAL <br />RESOLUTION NO. 15289 <br />RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />REDWOOD CITY APPROVING, AND AUTHORIZING THE CITY <br />MANAGER TO EXECUTE, A DISPOSITION AND <br />DEVELOPMENT AGREEMENT BETWEEN THE CITY OF <br />REDWOOD CITY AND REDWOOD CITY PARTNERS, LLC FOR <br />950 MIDDLEFIELD ROAD <br />WHEREAS, Applicant, Redwood City Partners, LLC has submitted an <br />application for a Planned Community Permit for an 8 -story commercial project <br />consisting of 301,000 square feet of office space and 5,075 square feet of <br />restaurant space located at 950 Middlefield Road (the Project) which is within the <br />Downtown Precise Plan area; and <br />WHEREAS, the City of Redwood City (City) owns that certain real <br />property generally located along Middlefield Road/Winslow Street and the <br />Caltrain railroad station in Redwood City (City Property), which makes up a <br />portion of the Project proposed by Applicant; and <br />WHEREAS, Applicant desires to acquire the City Property from the City <br />and develop the Project; and <br />WHEREAS, on July 2, 2013, the Commission held a duly noticed public <br />hearing, in accordance with all applicable requirements of the Redwood City <br />Municipal Code, the Redwood City Zoning Ordinance and the Downtown Precise <br />Plan, on proposed amendments to the Downtown Precise Plan (Downtown <br />Precise Plan Amendment), the proposed Downtown Planned Community Permit <br />Application No. DPC2012-12, the proposed Tentative Map Application No. <br />TM2013-03, and the proposed Disposition and Development Agreement between <br />the City and Hunter/Storm; and <br />WHEREAS, on July 2, 2013, the Commission considered an Initial Study <br />checklist and recommended that the City Council approve the proposed <br />Downtown Precise Plan Amendment, the proposed Tentative Map and <br />Downtown Planned Community Permit, and the proposed Disposition and <br />Development Agreement by Resolution Nos. 13-11, 13-13, and 13-14, <br />respectively; and <br />WHEREAS, on July 22, 2013, the City Council considered the Initial Study <br />checklist prepared by the City's Planning Division and its findings, the previously <br />certified Downtown Precise Plan EIR (State Clearinghouse #2006052027), the <br />staff reports, oral and written, and testimony and materials presented by all those <br />ATTY/RESO.2885/ APPROVAL OF BLOCK 2 DDA RESO. # 15289 <br />REV: 07-19-13 VR MUFF # 100 <br />Page 1 of 3 <br />
