RESOLUTION NO. 13-28 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br /> REDWOOD CITY APPROVING A PLANNED COMMUNITY PERMIT <br /> AMENDMENT, VESTING TENTATIVE MAP FOR LOTS 3C AND 3D, <br /> CONDOMINIUM PERMIT AND PLANNED DEVELOPMENT PERMIT, <br /> FOR THE ONE MARINA PROJECT PURSUANT TO THE PENINSULA <br /> PARK PRECISE PLAN AND THE CITY OF REDWOOD CITY'S <br /> SUBDIVISION ORDINANCE <br /> WHEREAS, Applicant, R.C. Peninsula Park, LLC, has submitted an application for a <br /> Planned Community Permit Amendment, Vesting Tentative Map for Lots 3C and 3D, <br /> Condominium Permit and Planned Development Permit for a residential project located at 650 <br /> Bair Island Road, known as One Marina (the Project) which is within the Peninsula Park Precise <br /> Plan area; and <br /> WHEREAS, the Planning Commission of the City of Redwood City (Commission) is <br /> empowered by the Subdivision Ordinance of the Redwood City Municipal Code to act upon <br /> Vesting Tentative Map and Condominium Permit applications, and the Peninsula Park Precise <br /> Plan to act upon Planned Community (PC) Permit and Planned Development (PD) Permit <br /> applications; and <br /> WHEREAS, in 2004, the City of Redwood City certified the Final Environmental Impact <br /> Report for the original Marina Shores Village (MSV) project and in 2007, an Addendum was <br /> prepared for the Peninsula Park Precise Plan (collectively, EIR). <br /> WHEREAS, on July 20, 2010, the Commission conducted a duly noticed public <br /> hearing, in accordance with all applicable requirements of the State Planning and Zoning Law <br /> and the Peninsula Park Precise Plan, and approved the Planned Community Permit Application <br /> No. PC2010-01 ; and <br /> EREAS, on June 12, 2012, the Commission conducted a duly noticed public <br /> hearing, in accordance with all applicable requirements of the State Planning and Zoning Law <br /> and the Peninsula Park Precise Plan, and approved revisions to the existing Planned Community <br /> Permit to allow conversion of the proposed auto court buildings from 14-unit to 16-unit residential <br /> structures; and <br /> WHEREAS, all previously approved Vesting Tentative Maps for the Project remain intact <br /> and in full force; and <br /> WHEREAS, on December 10, 2013, the Commission conducted a duly noticed public <br /> hearing, in accordance with all applicable requirements of the Subdivision Map Act and the <br /> Redwood City Municipal Code, to consider Planned Community Permit Amendment No. <br /> PC2013-01 , Vesting Tentative Map and Condominium Permit Application No. TM2013-06 and <br /> Planned Development Permit No. PD2013-09; and <br /> ATrY/RESO.2929/PC RESO ONE MARINA CONDO & PC PERMIT <br /> REV: 12-03-13 VR <br /> Page 1 of 11 <br />
