Developer is the current fee owner of that certain real property consisting of <br /> appro�cimately 2.44 acres located within the City of Redwood City, County of San Mateo, State of <br /> Califarnia,described in Exhibit A,attached hereto and incorporated herein by reference(the"Property"). <br /> B. On November 18, 2013, the City Council of the City of Redwood City adopted, among ', <br /> other approvals,Resolution No. 15305, approving the Vesting Tentative Map and Condominiuxn Permit ' <br /> for the Indigo 525 Middlefield project("Project"),prepared by Sandis Civil Engineers and dated July 31, ' <br /> 2013 ("Tentative Map"), subject to certain conditions of approval set forth in Resolution No. 15305 ' <br /> ("Conditions"). ' <br /> C. The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the final map ("Final Map"), or (2) that Developer enter into an ' <br /> agreement with City providing for the future construction of such public improvements. ', <br /> D. Developer has subxnitted the Final Map and applied to City for Final Map approval ' <br /> without having completed the required public improvements and, therefore,will enter into an agreement <br /> with City providing for the future construction and installarion of such public improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled "Offsite ', <br /> Improvements 525 Middlefield Road", prepaxed by Sandis Engineers and dated April � 2014 (the <br /> "Improvement Plans"), which, in addition to other improvements, provide for certain on-site public <br /> improvements consisting of street and street light improvements, storm dra,in systems, domestic water <br /> systems and sanitary sewer systems for the Project(collectively,"Improvements"). <br /> F. Upon approval and recordation of the Final Map,the Property will be combined into one <br /> single lot for condominium purposes.
