LICENSOR AND LICENSEE ARE THE CURRENT PARTIES TO A CERTAIN <br />LEASE AGREEMENT DATED JULY 29, 1996, AS AMENDED BY THAT CERTAIN <br />FIRST AMENDMENT TO LEASE AGREEMENT DATED AS OF JULY 29, 2011 <br />(COLLECTIVELY, THE "ORIGINAL LEASE").
