RESOLUTION NO. 18-18 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF REDWOOD CITY APPROVING AN ARCHITECTURAL <br />PERMIT, TENTATIVE MAP, CONDOMINIUM PERMIT, PLANNED <br />DEVELOPMENT PERMIT AND ELIMINATION OF ON-SITE <br />VISITOR PARKING REQUIREMENT AT 211-217 VERA AVENUE <br />WHEREAS, the Applicant, Dutchints Development, LLC, proposes to <br />merge and re -subdivide two parcels into 10 residential condominium parcels. <br />The project will contain 10 for -sale attached condominium units within two three- <br />story buildings with attached garages (the Project); and <br />WHEREAS, on September 27, 2018, the Historic Resources Advisory <br />Committee of the City of Redwood City ("HRAC") reviewed the historical reports <br />prepared for the existing structures, and concurred with the conclusion that 211 <br />and 217 Vera Avenue does not meet any of the criteria of the California Register <br />of Historic Resources or the local criteria as part of the Redwood City Historic <br />Preservation Ordinance. The report concludes that the subject property is not <br />individually eligible for listing in the California Register or for designation as a <br />local Redwood City historic resource; and <br />WHEREAS, the Planning Commission of the City of Redwood City <br />("Commission") is empowered by the Redwood City Zoning Ordinance to act <br />upon applications for Planned Development Permits and Architectural Permits, <br />and is empowered by the Subdivision Map Act and the Redwood City Municipal <br />Code, to act upon applications for Tentative Map and Condominium Permit <br />Applications; and <br />WHEREAS, on December 4, 2018, the Commission conducted a public <br />hearing, in accordance with all applicable requirements of the Subdivision Map <br />Act, the Redwood City Municipal Code and State Planning and Zoning Law, to <br />consider an Architectural Permit No. AP2018-011, Tentative Parcel Map No. <br />TM2018-004, Condominium Permit No. CP2018-002 and Planned Development <br />Permit Application No. PD2018-004; and <br />WHEREAS, the Commission has determined that the proposed <br />Architectural Permit, Tentative Map, Condominium Permit, Planned Development <br />Permit, and elimination of on-site visitor parking requirement would further the <br />purposes of and appropriately implement the City of Redwood City General Plan, <br />applicable provisions of the Redwood City Municipal Code, Zoning Ordinance, <br />and the Project. <br />ATTY/RESO.0108/PC RESO APPROVING PERMITS TO 211-217 VERA AVENUE <br />REV: 12-05-18 PR <br />Page 1 of 17 <br />
