RESOLUTION NO. 19-21 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY RECOMMENDING THAT THE CITY COUNCIL <br />ESTABLISH A COMMUNITY BENEFITS PROGRAM FOR THE MIXED- <br />USE LIVE/WORK ZONING DISTRICT <br />WHEREAS, on October 1 1 , 2010 the City Council of the City of Redwood City <br />("City Council") adopted the new Redwood City General Plan; and <br />WHEREAS, the General Plan contemplated the establishment of a Mixed -Use <br />Live/Work Zoning District; and <br />WHEREAS, on April 8, 2013, the City Council adopted an Ordinance adding Article <br />55 to establish the Mixed-Use/Live Work Zoning District ("MULW District"); and <br />WHEREAS, on December 4, 2017, the City Council adopted the EI Camino Real <br />Corridor Plan, which contemplated amendments to Mixed -Use Live/Work ("MULW") <br />regulations to incorporate the community benefits program, provide more flexibility in uses, <br />and address zoning barriers to live/work uses; and <br />WHEREAS, on June 4, 2019, the Planning Commission held a duly noticed public <br />hearing on the Zoning Ordinance Amendments and General Plan Amendments (collectively <br />the Amendments), and requested that a study session be held on the Amendments; and <br />WHEREAS, on October 1, 2019, the Planning Commission held a study session on <br />the Amendments, received public comment, and provided feedback to staff; and <br />WHEREAS, on November 5, 2019, the Planning Commission held a duly -noticed <br />public hearing on the Amendments, including the community benefits program, and on said <br />date the public hearing was opened, held and closed; and <br />WHEREAS, the MULW District is proposed to be renamed as the "Mixed -Use <br />Transitional District" (MUT District); and <br />WHEREAS, the MUT District, like the MULW District, would authorize the City to <br />adopt by resolution the community benefits program, a tiered point based system that allows <br />increased height and density in exchange for the provision of community benefits within a <br />project; and <br />WHEREAS, the Planning Commission has reviewed the information contained in <br />this Resolution and the accompanying staff report and any attachments at a meeting held <br />on November 5, 2019. <br />Page 1 of 5 <br />ATTY/RESO.0107/PC RESO COMMUNITY BENEFITS <br />REV: 10-31-19 PR <br />
