PEREZ, HUSBAND AND WIFE, AS JOINT TENANTS, were the original TRUSTORS, FIDELITY NATIONAL TITLE INSURANCE COMPANY, A CORPORATION, the original TRUSTEE, and CITY OF REDWOOD CITY, A MUNICIPAL CORPORATION, the BENEFICIARY, under that certain Deed of Trust titled SHORT FORM DEED OF TRUST AND ASSIGNMENT OF RENTS dated May 18, 2012 and, recorded as Instrument Number 2012-075731 on May 31, 2012 in Official Records of the County of San Mateo, State of California ("Deed of Trust'); and WHEREAS, the Deed of Trust irrevocably granted, transferred and assigned to the original Trustee in Trust, with power of sale, the property in San Mateo County, California, and more particularly described in Exhibit "A", attached hereto and incorporated by reference (the "Property"); and WHEREAS, the Deed of Trust provide the original Trustors with financial assistance (the "Loan") with a principal sum of Forty -Five Thousand Dollars ($45,000), which the original Trustors promised to pay to the Beneficiary with interest as described in the Promissory Note titled OWNER OCCUPIED INSTALLMENT NOTE dated May 18, 2012 (the "Promissory Note"); and WHEREAS, the Loan has been fully repaid, and the undersigned successor Beneficiary desires to substitute itself as thE; new Trustee under said Deed of Trust and in place and instead of FIDELITY NATIONAL TITLE INSURANCE COMPANY, A CORPORATION. NOW THEREFORE, the undersigned hereby substitutes CITY OF REDWOOD CITY, A MUNICIPAL CORPORATION, as Trustee under said Deed of Trust and CITY OF REDWOOD CITY, A MUNICIPAL CORPORATION, as the substituted Trustee does hereby reconvey, without warranty, to the person or persons legally entitled thereto, the Estate not held thereunder.
