ATTY/RESO.0075/PC RESO 1690BROADWAY <br />REV: 07-11-23 JB <br />Page 1 of 24 <br />RESOLUTION NO. 23-17 <br /> <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY APPROVING USE PERMIT NO. 2022-003, PLANNED <br />DEVELOPMENT PERMIT NO. 2022-003, AND ARCHITECTURAL <br />PERMIT NO. 2022-013, SUBJECT TO CONDITIONS OF APPROVAL <br />FOR 1690 BROADWAY <br /> <br />WHEREAS, the applicant, Viren Patel, proposes to demolish an existing two- story <br />17 guestroom motel, and construct a five-story, 112 room hotel within a 94,925 square- <br />foot building with 91 on-site parking spaces (the “Project”) located at 1690 Broadway (the <br />“Property”) which is within the Mixed-Use Corridor – Streetcar Broadway zoning <br />designation; and <br /> <br />WHEREAS, the Planning Commission of the City of Redwood City (“Commission”) <br />is empowered by Zoning Ordinance Articles 42 (Use Permits), 45 (Architectural Permits) <br />and 46 (Planned Development Permits) to act upon applications for Use Permits, <br />Architectural Permits and Planned Development Permits, respectively; and <br /> <br />WHEREAS, on July 7, 2023, a public hearing notice was published in the San <br />Mateo Daily Journal and mailed to interested parties and all property owners and <br />residents within 300 feet of the Property; and <br /> <br />WHEREAS, on July 18, 2023, the Commission conducted a duly noticed public <br />hearing, in accordance with all applicable requirements of the Redwood City Zoning <br />Ordinance to consider Use Permit Application No. UP2022-003, Planned Development <br />Permit Application No. PD 2022-003, and Architectural Permit Application No. AP2022- <br />013; and <br /> <br />WHEREAS, on July 18, 2023, all interested parties were given the opportunity to <br />participate in the public hearing by providing oral testimony and/or submitting written <br />comments; and <br /> <br />WHEREAS, on July 18, 2023, the Commission considered whether the Project is <br />categorically exempt from the requirements of the California Environmental Quality Act <br />(“CEQA”), pursuant to CEQA Guidelines Section 15332 (Class 32 - “Infill Development”) <br />as explained in the CEQA compliance memorandum attached to the staff report (“CEQA <br />Memorandum”); and <br /> <br />WHEREAS, at the July 18, 2023, public hearing, the Commission fully reviewed, <br />considered, and evaluated the staff report prepared for the Project, including the <br />attachments, oral and written public testimony, and all other documents and evidence in <br />the public record on the Project. <br /> <br />
