Code § 27383 <br />CITY OF REDWOOD CITY <br />DEED OF TRUST, ASSIGNMENT OF RENTS, SECURITY AGREEMENT AND <br />FIXTURE FILING <br />(417 Stambaugh St.) <br />This Deed of Trust, Assignment of Rents, Security Agreement and Fixture Filing <br />("Deed of Trust") is made as of June 6, '2025, among HEART -SV ("TRUSTOR"), <br />whose address is 2905 S. El Camino Real, San Mateo, CA 94403; First American Title Insurance <br />Company, whose address is 222 De Anza Blvd., San Mateo, CA 94402 ("TRUSTEE"); and the <br />CITY OF REDWOOD CITY ("BENEFICIARY"), whose address is 1017 Middlefield Road, <br />Redwood City, California 94063. <br />Trustor irrevocably grants, conveys, transfers, and assigns to Trustee in trust, with power <br />of sale and right of entry and possession, all of Trustor's estate, right, title, and interest in, to and <br />under the following property (collectively, the "Property"): (a) the real property in San Mateo <br />County, California, described on Exhibit A attached hereto and incorporated herein by this <br />reference, together with all existing and future easements and rights affording access to it (the <br />"Land"), (b) together with all buildings, structures, and improvements now existing or hereafter <br />constructed thereon (the "Improvements"), (c) together with all articles of personal property now <br />or hereafter attached to, placed upon for an indefinite term, or used in connection with the Land <br />and/or Improvements, together with all goods and other property that are, or at any time become, <br />so related to the Property that an interest in them arises under real estate law, or they are otherwise <br />adjudged to be a "fixture" under applicable law (each a "Fixture," collectively "Fixtures"), (d) <br />together with all other property and interests of any kind or character which may be reasonably <br />necessary or desirable to promote the present and future beneficial use and enjoyment of such real <br />property and improvements. <br />1. Secured Obligations.
