Menche ("Trustor`% whose address <br />is 2757 Bristol Way, Redwood City, CA 94061 , Old Republic Title Company ("Trustee"), whose address <br />is 275 Battery Street, Suite 1500, San Francisco, CA 94111, and the City of Redwood City, a chatter city <br />and municipal corporation of the State of California ("Beneficiary"), whose address is 1017 Middlefield <br />Road, Redwood City, CA 94063 <br />Trustor irrevocably grants, conveys, transfers and assigns to Trustee in trust, with power of sale and right <br />of entry and possession, all of Trustor's right, title and interest now owned or hereafter acquired in and to <br />the real property In City of Redwood City, San Mateo County, California, described on Exhibit A attached <br />hereto and incorporated herein by this reference, together with all buildings, structures and improvements <br />now existing or hereafter constructed thereon (the "Improvements") and all other property and interests of <br />any kind or character which may be reasonably necessary or desirable to promote the present and future <br />beneficial use and enjoyment of such real property and fin prevenient$ (the "Property"). <br />11 Secured Obligations. Trustor makes the grant, conveyance, transfer and assignment <br />herein for the purpose of securing Trustees obligations under that certain Home Rehabilitation Loan <br />Agreement by and between Trustor and Beneficiary of even date herewith (the "Loan Agreement"); this <br />Deed of Trust; and that certain Promissory Note in the principal amount of Seventy -Four Thousand Five <br />Hundred Eighty -Six Dollars ($ 74,586), of even date herewith, executed by Trustor in favor of Beneficiary, <br />as it may be amended or restated, the payment of which is secured by this Deed of Trust (the "Promissory <br />Note") (collectively, the "Secured Obligations"), <br />2. Maintenance and Repair. Trustorshall (a) keep the Property in good condition and repair <br />and not remove or demolish any building; (b) complete or restore promptly and in good and workmanlike <br />manner any building which may be constructed, damaged or destroyed; (c) pay when due all claims for <br />labor performed and materials furnished; (d) comply with all laws affecting the Property or requiring any <br />alterations or improvements to be made; and (e) not commit or permit waste. <br />3. insurance. Trustor shall maintain hazard insurance against loss by fire, hazards included <br />with the term "extended coverage," and any other hazards for which Beneficiary requires insurance, and <br />liability insurance.
