PC - <br />A RESOLUTION OF INTENTION N F THE PLANNING COMMISSION F <br />THE CITY OF REDID CITY TO INITIATE A PROPOSED <br />AMENDMENT OF ARTICLE 60, ZONING MAP NO. 22 OF ORDINANCE <br />NO. 1130, THE REDWOOD CITY ZONING ORDINANCE, As AMENDED, <br />TO REZONE PROPERTIES GENERALLY LOCATED IN THE VICINITY <br />F CEDAR AND MAIN STREET, As FURTHER DESCRIBED IN THIS <br />ORDINANCE, FROM THE EXISTING ZONING DISTRICTS TO THE <br />GENERAL COMMERCIAL- COMBINED RESIDENTIAL CG-R) DISTRICT. <br />WHEREAS, the existing Zoning District designations are not compatible with the <br />proposed use of 104 and 112 Cedar Street, nor are they compatible with the existing <br />uses of 128 Cedar Street and 1414 (lain Street. <br />WHEREAS, the prop at 104 and 112 Cedar Street (Assessor's Parcel <br />Numbers 053 -188 -050 and 053-188-060 respectively), vacant lots owned by the Mental <br />Health Association of San Mateo County ( WHA"), have an existing zoning district <br />designation of "General Commercial" (CG). <br />WHEREAS, MHA plans to develop a 16 -unit affordable rental housing project at <br />and 112 Cedar Street. <br />WHEREAS, implementation of the Mental Health Association's plan to develop a <br />16 -unlit residential project at 104 and 112 Cedar Street (Assessor's Parcel Numbers <br />rs <br />053-188-050 and 053- 188 --60 respectively) requires the amendm to ARTICLE 8, <br />ZONING MAP NCB. 22 OF ORDINANCE NO. 1130, THE REDWOOD CITY ZONING <br />ORDINANCE, AS AMENDED (the "Zoning Map") zoning district designations f those <br />properties, as shown rn n the attached Exhibit "A ", from CG to "General Commercial— <br />Combined Residential (CG-R). <br />WHEREAS, neighboring properties at 128 Cedar Street and 1414 (lain Street <br />(Assessor's Parcel Numbers 053-188-010 and 053-188-020 respectively) are currently <br />developed with a variety of residential uses that are incongruent with their current <br />"Industrial Restricted" 1R zoning district designation that does not permit for residential <br />land uses. <br />WHEREAS, the City desires to initiate study and co nsider updating and <br />amending at a future date the zoning district designation of the properties at 128 Cedar <br />Street and 1414 Main Street, as shown on the attached Exhibit "A ", from IR Zoning <br />District to CG -R Zoning District to reflect their current development and to bring these <br />properties into conformance. <br />ttyrR o /Reno. 1718 <br />053107 <br />
