RESOLUTION NO. 14-04 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF Ti E CITY <br /> OF RE WOOD CITY APPROVING A TENTATIVE PARCEL MAP <br /> AND A PLANNED COMMUNITY PERMIT FOR 439 FULLER <br /> STREET PURSUANT T* THE CITY OF REDWOOD CITY'S <br /> DOWNTOWN PRECISE PLAN AND SUBDIVISION ORDINANCE <br /> WHEREAS, Applicant, The Acclaim Companies, has submitted an application <br /> for a Tentative Parcel Map and a Planned Community Permit for a 5-story <br /> multifamily residential project consisting of 133 units located at 439 Fuller Street (the <br /> Project) which is within the Downtown Precise Plan area; and <br /> HEREAS, on November 14, 2013, pursuant to Section 2.1.4-D on page 43 <br /> of the DTPP, the Historic Resources Advisory Committee (HRAC) held a meeting to <br /> consider whether the proposed project would negatively impact the nearby <br /> Mezesville Historic District, unanimously found that there would be no negative <br /> impacts, and unanimously recommended approval of the project; and <br /> WHEREAS, on January 27, 2014, the Architectural Advisory Committee <br /> (AAC) held a meeting to consider the proposed six (6) deviations from the guidelines <br /> of the Downtown Precise Plan (DTPP), and unanimously found that the proposed <br /> deviations, as modified, are consistent with the general intent of the DTPP and <br /> unanimously recommended approval of said deviations; and <br /> WHEREAS, the Planning Commission of the City of Redwood City (Planning <br /> Commission) is empowered by the Subdivision Ordinance of the Redwood City <br /> Municipal Code to act upon applications for Tentative Parcel Map applications and <br /> by the Downtown Precise Plan to act upon applications for Downtown Planned <br /> Community (DPC) permits; and <br /> WHEREAS, on March 4, 2014, the Planning Commission opened a public <br /> hearing, in accordance with all applicable requirements of the Subdivision Map Act <br /> and the Redwood City Municipal Code, to consider Tentative Parcel Map Application <br /> No. TM2014-01, and all applicable requirements of the State Planning and Zoning <br /> Law and the Downtown Precise Plan to consider approval of Planned Community <br /> Permit Application No. DPC2013-06; and <br /> WHE•EAS, on March 18, 2014, the Planning Commission continued the <br /> public hearing, to provide additional time for the consideration of a letter from the <br /> firm of Adams Broadwell Joseph & Cardozo on behalf of J & S Management which <br /> was received a few hours before the Planning Commission Meeting on March 4th, <br /> and to allow an opportunity for the public to comment on the issues raised in the <br /> letter; and <br /> ATIVRES0.2964/PC RESO APPROVAL OF TENTATIVE PARCEL MAP(439 FULLER ST) <br /> REV:0313-14 VR <br /> Page 1 of 12 <br />
