RESOLUTION NO. 17-13 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF REDWOOD CITY GRANTING APPROVAL OF A USE <br />PERMIT, PLANNED DEVELOPMENT PERMIT, AND SIGN <br />PERMIT FOR 1690 BROADWAY PURSUANT TO THE CITY OF <br />REDWOOD CITY MUNICIPAL CODE AND THE CITY OF <br />REDWOOD CITY ZONING ORDINANCE AND FINDING THAT <br />SAID APPROVALS ARE EXEMPT FROM THE REQUIREMENTS <br />OF THE CALIFORNIA ENVIRONMENTAL QUALITY ACT <br />WHEREAS, Viren Patel, proposes to demolish an existing two-story 18 <br />guestroom motel, and construct a new four-story, 80,441 square -foot (52,011 <br />square -foot hotel and 28,430 square foot parking garage with 84 parking stalls) <br />located at 1690 Broadway (the Project) which is within the Mixed -Use Corridor <br />— Streetcar Broadway zoning designation; and <br />WHEREAS, on May 5, 2017, and August 17, 2017, the Architectural <br />Advisory Committee (AAC) held meetings to consider the proposed <br />architecture and voted 3-0 to recommend that the Planning Commission <br />approve the project with a condition of approval to recess the Broadway <br />entryway windows above the canopy to be flush with the entry doors below; <br />and <br />WHEREAS, the Planning Commission of the City of Redwood City <br />("Commission") is empowered by Article 46 (Planned Development Permits) of <br />the City of Redwood City Zoning Ordinance to act upon applications for Planned <br />Development Permits; the Commission is empowered by Article 42 (Use Permits) <br />of the City of Redwood City Zoning Ordinance to act upon applications for Use <br />Permits; and the Commission is empowered by Chapter 3 (Advertising and <br />Signs) of the City of Redwood City Municipal Code to act upon applications for <br />Sign Permits; and <br />WHEREAS, on October 3, 2017, the Commission conducted a duly <br />noticed public hearing, in accordance with all applicable requirements of, and the <br />Redwood City Zoning Ordinance to consider Use Permit Application No. <br />UP2015-007, Planned Development Permit Application No. PD2016-02, and the <br />Redwood City Municipal Code to consider Sign Permit Application No. SP2017- <br />015; and <br />WHEREAS, at the October 3, 2017, public hearing, the Planning <br />Commission considered the staff reports, oral and written, and testimony and <br />materials presented by all those wishing to be heard on this Project at the <br />noticed public hearing on this matter; and <br />ATN/RESO.0093/PC RESO GRANTING APPROVAL OF A USE PERMIT -1690 BROADWAY <br />REV: 10-04-17 PR <br />Page 1 of 16 <br />
