RESOLUTION NO. 19-02 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />REDWOOD CITY GRANTING APPROVAL OF A USE PERMIT, <br />PLANNED DEVELOPMENT PERMIT, AND ARCHITECTURAL PERMIT <br />FOR 1690 BROADWAY PURSUANT THE CITY OF REDWOOD CITY <br />ZONING ORDINANCE AND FINDING THAT SAID APPROVALS ARE <br />EXEMPT FROM THE REQUIREMENTS OF THE CALIFORNIA <br />ENVIRONMENTAL QUALITY ACT <br />WHEREAS, the applicant, Viren Patel, proposes to demolish an existing two- <br />story 18 guestroom motel, and construct a five -story, 112 room hotel within a 77,527 <br />square -foot building with 94 on-site parking spaces located at 1690 Broadway (the <br />Project) which is within the Mixed -Use Corridor — Streetcar Broadway zoning <br />designation; and <br />WHEREAS, on January 17, 2019, the Architectural Advisory Committee <br />(AAC) held a meeting to consider the proposed architecture and voted 4-0 to <br />recommend that the Planning Commission approve the Project; and <br />WHEREAS, the Planning Commission of the City of Redwood City <br />("Commission") is empowered by Zoning Ordinance Articles 42 (Use Permits), 45 <br />(Architectural Permits) and 46 (Planned Development Permits) to act upon <br />applications for Use Permits, Architectural Permits and Planned Development Permits, <br />respectively; and <br />WHEREAS on February 21, 2019, a public hearing notice was published in the <br />San Mateo Daily Journal and mailed to interested parties and all property owners <br />within 300 feet of the Property; and <br />WHEREAS, on March 5, 2019, the Commission conducted a duly noticed <br />public hearing, in accordance with all applicable requirements of the Redwood City <br />Zoning Ordinance to consider Use Permit Application No. UP2018-017, and Planned <br />Development Permit Application No. PDA2018-001, Architectural Permit Application <br />No. AP2018-082; and <br />WHEREAS, on March 5, 2019, all interested parties were given the opportunity <br />to participate in the public hearing by providing oral testimony and/or submitting <br />written comments; and <br />WHEREAS, at the March 5, 2019, public hearing, the Planning Commission <br />fully reviewed, considered, and evaluated the staff report, oral and written public <br />testimony, and all other documents and evidence in the public record on the Project; <br />and <br />ATTY/RESO.0018/PC RESO GRANTING CONDITIONS OF APPROVAL FOR 1690 BROADWAY <br />REV: 02-27-19 PR <br />Page 1 of 21 <br />
