Code §27383 <br />SUBDIVISION IMPROVEMENT AGREEMENT <br />(879 VISTA DRIVE) <br />THIS SUBDIVISION IMPROVEMENT AGREEMENT ("Agreement") is made and <br />entered into on JLALY 2-9 202-VC"Effective Date") by and between 879 VISTA DRIVE <br />PARTNERS, LLC, a California limited liability company ("Developer"), and the CITY OF <br />REDWOOD CITY, a charter city and California municipal corporation ("City") (together, <br />the "Parties") with reference to the following facts: <br />RECITALS <br />A. Developer is the current fee owner of that certain real property consisting of <br />approximately .44 acres located within the City of Redwood City, County of San Mateo, <br />State of California, described in Exhibit "A", attached hereto and incorporated herein by <br />reference (the "Property"). <br />B. On March 12, 2024, the Planning Commission of the City of Redwood City <br />adopted, among other approvals, Resolution No. 24-01, approving the Tentative Map for <br />the 879 Vista Drive ("Project"), prepared by MacLeod and Associates and dated January <br />8, 2024 ("Tentative Map"), subject to certain conditions of approval ("Conditions"). <br />C. The Conditions require either (1) that certain public improvements for the <br />Project be constructed prior to approval of the parcel map ("Parcel Map"), or (2) that <br />Developer enter into an agreement with City providing for the future construction of such <br />public improvements. <br />D. Developer has submitted the Parcel Map and applied to City for Parcel Map <br />approval without having completed the required public improvements and, therefore, will <br />enter into an agreement with City providing for the future construction and installation of <br />such public improvements, as required by Government Code section 66411.1. <br />E. Developer has submitted to City plans, specifications and drawings entitled <br />879 Vista Drive — Lot 1 and 879 Vista Drive — Lot 2 Improvement Plans, prepared by <br />MacLeod and Associates and dated April 8, 2025 (the "Improvement Plans"), which, in <br />addition to other improvements, provide for certain on-site public improvements <br />REV: 05-01-25 VR <br />ATTY/AGR.2025.091/879 Vista Drive Parterns, LLC (879 Vista Dr) (Page 1 of 23) <br />
