Panorama Proposal to Prepare an IS/MND <br /> for the �a Palma Project on Kentfield Avenue <br /> � PROJECT UNDERSTANDING <br /> I <br /> r <br /> PROPOSED PROJECT <br /> The proposed La Palma project on Kentfield Avenue would be located on three(3)existing <br /> Ii parcels developed with three(3) existing single-family dwellings. The parcels are located at <br /> � 1675, 1679, and 1685 Kentfield Avenue in the City of Redwood City.The parcels total <br /> approximately 43,560 square feet.The existing dwellings on the parcels range in size from <br /> approximately 980 to 2,330 square feet. <br /> ' The Conceptual Design Plan for the proposed project shows that the proposed project includes: <br /> , <br /> 1. Merging three(3)parcels into one (1)parcel <br /> 2. Subdividing the one(1)merged parcel into 13 individual parcels, consisting of parcels <br /> for 12 single-family dwellings and one(1)parcel for the road and common space <br /> ! 3. Demolition of the three(3) existing single-family dwellings that are older than 50 years <br /> � 4. Development and construction of 12 detached, single-family homes consisting of: <br /> � a. Three (3)bedrooms,three(3)bathrooms, and two(2) covered parking spaces <br /> (2-car garage) <br /> b. Private street <br /> 5. Seven(7) on-site guest parking spaces where four(4) are required <br /> ! 6. Public open space areas <br /> The surrounding land uses include: <br /> • Planned development with townhomes to the north <br /> • Multi-family housing apartments to the east and south <br /> • Single-family dwellings across the street to the west <br /> SIMILAR PROJECT <br /> A similar project(Kentfield I)was proposed for Kentfield Avenue a few parcels away from the <br /> proposed project. Kentfield I was analyzed in an Initial Study/Mitigated Negative Declaration <br /> (IS/MND)prepared in 2009. A traffic analysis was conducted for that project by the City Traffic <br /> Engineer.T'he analysis indicated that a traffic calming element would be required. The <br /> proposed project discussed herein involves only 12 homes and is therefore not expected to <br /> require a full traffic study. A traffic study is proposed as an optional task because the closest <br /> intersection was at Level of Service C. <br /> April 25, 2014 <br /> 3 <br />
