The Project and improvements proposed by Use Permit <br /> Application No. UP2012 -18 are consistent with, conform to the <br /> intent of, and will appropriately implement Zoning Ordinance <br /> Article 42 for the Cambridge Academy Project; and <br /> b. The proposed use will be consistent with the various elements <br /> and objectives of the general plan and any applicable Specific <br /> and Precise Plans, and zoning regulations for the subject <br /> location; and <br /> c. The proposed use is compatible with surrounding uses; and <br /> d. The use and its associated structures and facilities will not be <br /> detrimental to the public health or safety, the general welfare, or <br /> the environment; and <br /> e. The use and facilities will not adversely affect or conflict with <br /> adjacent uses or impede the normal development of <br /> surrounding property; and <br /> f. Adequate public and private facilities such as utilities, <br /> landscaping, parking spaces and traffic circulation measures are <br /> or will be provided for the proposed use. <br /> Section 3. The Use Permit is hereby granted based on the City <br /> Council's consideration and reliance on the Final EIR and in accordance with <br /> the plans, details, and descriptions contained therein, supported by the <br /> Statement of Overriding Considerations contained in the Resolution certifying <br /> said Final EIR and conditioned upon and subject to the MMRP (Attachment 2), <br /> both attached hereto and incorporated herein by reference and the following <br /> Conditions of Approval: <br /> CONDITIONS OF APPROVAL: <br /> 1. Applicant shall implement and comply with all the project mitigation <br /> measures described in the Final EIR and MMRP for the Cambridge Academy <br /> Project; certified and adopted by the City Council by Resolution No. and on <br /> file with Planning Services (EA2012 -02). <br /> 2. Applicant shall insure that all improvements substantially conform <br /> to the project plans, prepared by The Kastrop Group, Inc., submitted on July 12, <br /> 2012, and related information submitted by Applicants, on file with Planning <br /> Services. <br /> 3. All modifications to said approved plans must be submitted to <br /> Planning Services for review and approval prior to the issuance of a Building <br /> Permit.
