Hold a hearing. <br /> 2. Adopt a resolution (Attachment 1) certifying the Environmental Impact Report for the <br /> Cambridge Academy Project; adopting CEQA Findings of Fact; adopting a Mitigation <br /> Monitoring and Reporting Program (Attachment 2); and adopting a Statement of <br /> Overriding Consideration, all in accordance with the requirements of the California <br /> Environmental Quality Act; and <br /> 3. Adopt a resolution (Attachment 3) approving the Use Permit Application No. <br /> UP2012 -18 for the Cambridge Academy Project for up to 180 students and 20 <br /> employees, based on the findings set forth in the resolution and subject to the <br /> conditions of approval listed therein and the Mitigation Monitoring and Reporting <br /> Program (Attachment 2). <br /> BACKGROUND <br /> Under consideration is a Use Permit application submitted by Carol and Nicholas Berg, <br /> owners of Cambridge Academy (Applicants), and a Final Environmental Impact Report <br /> (Final EIR) prepared for the project by the City, to operate a transitional kindergarten <br /> through 8th grade private school at the Redwood Baptist Church property located at <br /> 2323 and 2325 Euclid Avenue in Redwood City (Project). The proposed school has no <br /> affiliation with the church and would operate separately (see Attachment 4). <br /> Existing Conditions. The project site is currently developed with a church sanctuary, <br /> administrative offices, a fellowship hall with classrooms, a courtyard, outdoor patio, <br /> shed, and a playground along the northerly half of the property; a standalone building <br /> and an outdoor play area along the south side of the property in which a Montessori <br /> preschool, Roots N Wings Montessori School, currently operates; and a surface parking <br /> lot consisting of 101 parking stalls. The Montessori Preschool has an approved Use <br /> Permit to have a maximum enrollment of 40 students, ages 2.5 to 6 years old, and up to <br /> 5 employees. Surrounding land uses include single - family residences along the <br /> perimeter of the property. To the north and west of the subject property are single - <br /> family residences, Roosevelt School, the Redwood City Public Library, Grace Bible <br /> Church, Rite Aid, and the Roosevelt Shopping Center; and to the south and east are <br /> single - family residences. <br />
