� __ _ _ _ <br /> 2.4 POSTING ON WALLS. Posters, notices, memos, etc. should be posted onlv on <br /> bulletin board provided. DO NOT paste, nail, tape or prop items on doors, <br /> windows or walls. Licensee will coordinate with City staff regarding requests to <br /> place any items on doors,windows or walis other than on bulletin board. <br /> 2.5 MAINTENANCE AND REPAIRS. The Licensor will provide maintenance and <br /> custodial services to keep the Premises in a clean, orderly and sanitary <br /> condition. If damage to the Premises occurs the Licensee will immediately <br /> contact the Licensor and report the problem. The Licensee should take care of <br /> immediate safety issues but not make any major repairs without prior written <br /> approval from Licensor. Licensee also agrees to comply with Center Building Use <br /> Policies and Practices as instructed by Licensor. If damage to the Premises <br /> occurs, Licensee shall immediately notify Licensor in writing of the damage. <br /> Notification shall include the date, time and description of the event that led to <br /> the damage and the extent of the damage. <br /> 2.6 EQUIPMENT. Licensee is entitled to use the office furr�iture including phones. <br /> In the event that there is a need for additional appliances or furniture, Licensee <br /> shall pay for the purchase or rental thereof and all additional costs associated <br /> therewith. In the event that there is a need for repair or replacement of <br /> appliances, furniture, equipment or any other item used by both parties <br /> (collectively the "Equipment"), Licensor and Licensee shall each pay for the costs <br /> of their respectively owned Equipment, unless the parties agree otherwise. <br /> 2.7 KEYS AND LOCKS. licensee shall be issued the necessary keys that enable <br /> access to the Premises. Licensee will be required to complete all necessary <br /> paperwork related to the issuance of the keys. <br /> 3. TERM. <br /> The Agreement shall commence on the Effective Date and expire at either Party's <br /> option, upon written notification at least two (2) months prior to the intended <br /> termination date to the Parties specified below. <br /> 4. COMPENSATION AND SERVICES. <br /> Licensor authorizes licensee to perform, and Licensee agrees to render, those services <br /> (the "Services") that are described in Exhibit "B," attached and incorporated by this <br /> reference in accordance with the terms and conditions set forth in this Agreement. <br /> 4.1 MONtHLY FEE. Licensee shall pay City, at 1017 Middlefield Road, Redwood City, <br /> CA 94063, in advance, the sum of Four Hundred Five Dollars ($405) per calendar <br /> month (the "Monthly Fee") for the duration of this Agreement. Payments shall <br /> be due on the 10th of each month.
