Every lot shall <br /> have a minimum of 35 feet of frontage on a public street <br /> for a single-family dwelling, and a minimum of 50 feet <br /> of frontage on a public street for a two-family (duplex) <br /> dwelling, three-family (triplex) dwelling, or dwelling <br /> group. " <br /> SECTION 4 . Section 6.10 of the above�ntiQned Ordinance <br /> No. 1130 is hereby amended to read as follows: <br /> "Section 6.10 Other Required Conditions. The <br /> following additional conditions shall apply in the <br /> R-2 District: <br /> " (a) The minimum building site for public and <br /> quasi-public buildings shall be 40,000 <br /> square feet. Such building sites shall <br /> have a minimum average width of 100 feet. <br /> " (b) There shall be a limit of one sinqle-family <br /> dwelling, one two-family (duplex) dwelling, <br /> or one three-family (triplex) dwelling <br /> building per 1ot except for permitted <br /> dwelling groups. " <br /> SECTION 5. Section 6.11 of the abovementianed Ordinance <br /> No. 1130 is hereby amended to read as follows: <br /> "Section 6.11 Lot Size Exception. Notwithstanding <br /> the building site area and average lot width provisions <br /> of Sec�:ios�� 6. 6 and 6. 7 , any parcel having an area of at: <br /> least 4 , 000 square feet and an average lot width of at <br /> least 40 feet may have constructed thereon a single- <br /> family dwelling. The provisions of this section shall <br /> be applicable only to parcels which were lawfully created <br /> prior to the adoption of this ordinance but not to such <br /> parcels if, subsequent to the adoption of this ordinance, <br /> that parcel and any adjoining parcel were under the same <br /> ownership. Any lot qualifying as a building site under <br /> the provisions of Section 32. 4 of this ordinance, although <br /> -2- <br />
