(b) The above mentioned findings of the Planning <br /> Commission are hereby confirmed as follows: <br /> (i) Exceptional circumstances and conditions <br /> exist affecting said property in that the <br /> property is located in an area that re- <br /> quires the widening of Carlos Avenue <br /> to accommodate the increased traffic <br /> generated by the greater residential <br /> density of such area; <br /> (ii) The exception applied for is necessary <br /> for the preservation and enjoyment of <br /> substantial property rights of the <br /> subdivider, in that, without allowance <br /> of the exception, the property could <br /> not be subdivided; <br /> (iii) The granting of the exception will not <br /> be detrimental to the public welfare <br /> or be injurious to other property in <br /> the neighborhood in which the property <br /> is situated in that the exception will <br /> allow subdivision and development of <br /> the property in a manner consistent <br /> with existing subdivisions and develop- <br /> ment in the neighborhood. <br /> 2. Pursuant to the provisions of Chapter 30 of the Code <br /> of the City of Redwood City, exception to the provisions of <br /> Section 30. 63 of said Code relating to lot area for parcels <br /> 1 and 2 are hereby granted for the above described real <br /> property. <br /> -2- <br /> 991 <br />
