,�, <br /> . _ , �,�, <br /> (a) The proposed subdivision is consistent with the <br /> General Plan of the City of Redwood City; <br /> (b) The above mentioned findings of the Planning <br /> Commission are hereby confirmed as follows : <br /> (i) Exceptional circumstances and conditions <br /> exist affecting said property in that the <br /> property is located in an area that has <br /> extensive existing development and that <br /> has existing traffic patterns which would <br /> preclude the development of a subdivision <br /> that was in strict compliance with the <br /> Subdivision Ordinance. <br /> (ii) The exceptions applied for are necessary <br /> for the preservation and enjoyment of <br /> substantial property rights of the subdi- <br /> vider, in that, without allowance of the <br /> exceptions, the most effective subdivision <br /> of the property could not be implemented; <br /> and <br /> (iii) The granting of the exceptions will not be <br /> detrimental to the public welfare or be <br /> injurious to other property in the neighbor- <br /> hood in which the property is situated in <br /> that the exceptions will allow subdivision <br /> and development of the property in a manner <br /> consistent with existing subdivisions and <br /> development in the neighborhood and will <br /> provide for an effective ingress and egress <br /> to the existing street pattern in the <br /> neighborhood and will be located in an area <br /> which will not generate extensive traffic. <br /> 2. Pursuant to the provisions of Chapter 30 of the Code of <br /> the City of Redwood City, exception to the provisions of Section <br /> 30. 51 of said Code relating to the length of a cul-de-sac, and <br /> exception to the provisions of Section 30 . 63 of said Code relating <br /> to street frontage for Lots l, 2, 9, and 10 are hereby granted <br /> for the above described real property. <br /> * * * <br /> -2- <br />
