The size of each land use is <br /> based on the adopted Revised Maximum Allowable Development (MAD) Caps for the selected <br /> Alternative 4 (DTTP EIR, 2010, p. 19-3). Specifically, this includes a total of 2,500 residential <br /> housing units, 500,000 square feet (s.f.) of office uses, and 100,000 s.f. of retail uses. The DTPP <br /> includes hotel uses (200 units) that will remain unchanged. <br /> The DTPP EIR trip generation rates were used to calculate "conversion rates" between the <br /> following land uses: residential to office and retail to office. The conversion rate captures how <br /> much of one land use can be converted to office uses using the relevant unit of measurements <br /> (i.e. dwelling units for residential and s.f. for retail and office). These conversion rates are <br /> displayed in Table 2. These rates take into account the reductions used for transit usage, <br /> internalization, and retail pass-by trips.
