These tables present the conversions for daily, AM peak hour and PM <br /> peak hour, but the maximum allowed are controlled by the AM peak hour conversion (bolded in <br /> Table 2 for reference). <br /> Preliminary Findings <br /> City staff provided Fehr & Peers the available (unused) dwelling units and square feet of retail <br /> space from the DTPP along with data on space that has been removed from the downtown <br /> planning area. Based on the available information, an additional 1,115 dwelling units, 119,599 <br /> square feet of retail space, and 75,381 square feet of office space could be added under the <br /> Downtown Precise Plan. <br /> In order to understand the maximum amount of office spaces under the DTPP, we applied the AM <br /> Peak Hour conversion rates to 100% of the available development. Results are as follows: <br /> • Conversion of 1,115 dwelling units translates to 200,700 s.f. of office development. <br /> • Conversion of 119,599 s.f. of retail space translates to 50,231 s.f. of office development. <br /> Therefore, if 100% of the remaining development were converted to office uses, approximately <br /> 250,931 s.f. of additional office space could be added to the downtown planning area. <br />
