7.1.B. - Page 108 <br /> conditions, restrictions herein shall constitute covenants <br /> that run with the land and are binding upon the Declarant <br /> and his successors and assigns, and all parties having or <br /> acquiring any right, title, or interest in or to any part <br /> of the Property or the Lots . <br /> ARTICLE I <br /> Definitions <br /> Unless the context clearly indicates a different <br /> meaning, the terms used in this Declaration, the Map and <br /> any grant deed to a Lot shall have the meanings specified <br /> in this Article. <br /> 1 . 01 Declarant : The term "Declarant" shall mean the <br /> current owner of the Property. <br /> 1 . 02 Declaration: The term "Declaration" shall mean <br /> this Declaration of Covenants, Conditions and Restrictions <br /> and any amendments thereto. <br /> 1 . 03 Rossi Lane : The term "Rossi Lane" shall mean the <br /> street named Proposed Rossi Lane and the asphalt pavement <br /> up to and including the asphalt "v-ditch" along Oakwood <br /> Boulevard West, as shown on the Map. <br /> 1 . 04 Drainage Facilities : The term "Drainage <br /> Facilities" shall mean the sump pump, bubbler box, and <br /> other facilities located in or near Rossi Lane providing <br /> water drainage and the asphalt "v-ditch" along Oakwood <br /> Boulevard West as shown on the Map. <br /> 1 . 05 Landscape Maintenance Agreement : The term <br /> "Landscape Maintenance Agreement" shall mean that agreement <br /> dated , and recorded on , as <br /> document number , Official Records of San Mateo <br /> County, California ("LMA") . <br /> 1 . 06 Lot : The term "Lot" shall mean the Lots shown on <br /> the Map and any parcels that may be created from subsequent <br /> subdivision of any portion of the Property. <br /> 1 . 07 Owner: The term "Owner" shall mean the holder of <br /> record fee title to a Lot, including Declarant as to each <br /> Lot owned by Declarant .
