7.1.B. - Page 110 <br /> ARTICLE III <br /> Easements <br /> 3 . 01 Declarant hereby reserves and creates reciprocal <br /> easements for each Lot over, under and through the portion <br /> of each and every other Lot located within Rossi Lane <br /> ("Reciprocal Easements") . <br /> 3 . 02 The Reciprocal Easements are non-exclusive. <br /> 3 . 03 The Reciprocal Easements are for the <br /> installation, maintenance and repair of Rossi Lane, the <br /> Drainage Facilities and the Sanitary Sewer Facilities . <br /> 3 . 04 A public access easement as shown on the Map is <br /> hereby granted for pedestrian and vehicular ingress and <br /> egress to the Lots . <br /> 3 . 05 The portion of Rossi Lane that is shown on the <br /> Map as "Proposed Rossi Lane" is an emergency access <br /> easement for use by police, fire and emergency services <br /> personnel and equipment ("Emergency Access Easement") . No <br /> parking of vehicles is permitted on the Emergency Access <br /> Easement . Any vehicle parked on the Emergency Access <br /> Easement will be towed and stored at the vehicle owner ' s <br /> expense, and the vehicle owner will be subject to a <br /> citation by the local traffic law enforcement agency. <br /> 3 . 06 All easements reserved or created in this <br /> Declaration shall constitute equitable servitudes for the <br /> material benefit for all the Lots . <br /> ARTICLE IV <br /> Lot Development <br /> 4 . 01 Lot 3 and Lot 4 are larger than Lots 1, 2, 5 and <br /> 6 . In order to protect the value of all the Lots and to <br /> provide for similar development of all the Lots, the <br /> development of all the Lots must conform to the R-1 zoning <br /> requirements of the City of Redwood City for lots the same <br /> size as Lots 1, 2, 5 and 6 .
