RESOLUTION NO. 15-02 <br /> A RESOLUTION OF THE PLANNING COMMISSION OF THE <br /> CITY OF REDWOOD CITY GRANTING APPROVAL OF A <br /> VESTING TENTATIVE MAP, INCLUDING AN EXCEPTION TO <br /> THE SUBDIVISION ORDINANCE FOR LOCAL STREET DESIGN <br /> STANDARDS, AND A PLANNED DEVELOPMENT PERMIT, <br /> INCLUDING DESIGN MODIFICATIONS, PURSUANT TO THE <br /> CALIFORNIA SUBDIVISION MAP ACT, THE CITY OF <br /> REDWOOD CITY MUNICIPAL CODE, AND THE CITY OF <br /> REDWOOD CITY ZONING ORDINANCE <br /> WHEREAS , La Palma Development, LLC, proposes to demolish all <br /> existing structures on three parcels within the project area and merge the <br /> parcels into one lot and subdivide the parcel into 13 individual parcels . The <br /> project will consist of the construction of 12 two-story single-family dwelling <br /> units ranging in size from 1 , 700 square feet up to 1 ,850 square feet, with a total <br /> of 24 covered parking spaces for the 12 units (two spaces for each of the <br /> twelve units), and 9 on-site guest parking stalls, and a common open space <br /> area consisting of a tot-lot and seating area (the Project); and <br /> WHEREAS , the Planning Commission of the City of Redwood City <br /> ("Commission") is empowered by Chapter 30 (Subdivision) of the City of <br /> Redwood City Municipal Code to act upon applications for Vesting Tentative <br /> Maps and the Commission is empowered by Article 46 (Planned Development <br /> Permits) of the City of Redwood City Zoning Ordinance to act upon applications <br /> for Planned Development Permits; and <br /> WHEREAS , on February 3 , 2015 , the Commission considered and <br /> adopted the City of Redwood City La Palma Project Initial Study/Mitigated <br /> Negative Declaration ("IS/MND") prepared by the City's Planning Services in <br /> accordance with the requirements of the California Environmental Quality Act <br /> ("CEQA") and , based on the adopted IS/MND, considered and adopted a <br /> Mitigation Monitoring and Reporting Program in compliance with all CEQA <br /> requirements, as part of the City's consideration of Vesting Tentative Map Permit <br /> Application No . TM2013-07 Planned Development Permit Application No. <br /> PD2013- 12 ; and <br /> WHEREAS , on February 3, 2015 , the Commission conducted a duly <br /> noticed public hearing , in accordance with all applicable requirements of the <br /> Subdivision Map Act, the Redwood City Municipal Code, and the Redwood City <br /> Zoning Ordinance, to consider Vesting Tentative Map Permit Application No . <br /> TM2013-07 , Planned Development Permit Application No. PD2013-12 , and <br /> received and considered oral and documentary evidence in favor of or opposed <br /> to the application ; and <br /> ATTY/RES0.3052/PC RESO TO ADOPT VESTING TENTATIVE MAP & PLANNED DEV PERMIT — LA PALMA <br /> REV: 02-03-15 VR <br /> Page 1 of 17 <br />
