7 . No Construction Permit shall be issued for the installation and construction <br /> of the road and utilities until the Final Map has been recorded with the <br /> County of San Mateo. <br /> 8 . Lots 9 & 11 shall not have any venting or flue for the fireplace on the <br /> exterior of the home, only the exteriors of the home shall have a stone <br /> veneer to resemble a chimney to break up the expansive wall plane <br /> 9. At the time plans are submitted to the building department for a building <br /> permit, plans for landscaping and irrigation upgrades shall be submitted <br /> for review and approval . <br /> 10 . The proposed landscaping shall be maintained on an ongoing basis and <br /> upgraded as applicable . <br /> 11 . Applicant shall adhere to the Subdivision Map Act and Chapter 30 of the <br /> City's Municipal Code. <br /> 12 . Prior to Final Map approval , the owner/applicant shall provide Covenants, <br /> Conditions & Restrictions (CC&R's) in a form acceptable to the City <br /> Attorney. CC&R's shall include provisions for the establishment of the <br /> HOA maintenance of and access to shared utilities, surface <br /> improvements, and common areas. <br /> 13 . AII on-site stormwater systems shall be owned and maintained by the <br /> future HOA and/or homeowners. As such , the drainage easements <br /> required for these facilities shall be private storm drain easements. <br /> 14. Prior to Final Map approval , the owner/applicant shall enter into a <br /> Subdivision Agreement to guarantee the installation of all improvements <br /> required of the project and to provide for payment of all City inspection <br /> and plan check charges associated with the installation of public and <br /> private improvements, including , but not limited to , streets, sanitary <br /> sewers, water, storm drains and street lights. <br /> 15. Prior to Final Map approval , the owner/applicant shall enter into a <br /> Landscape Maintenance Agreement (LMA) for all assigned landscape <br /> areas in public right of way, easements and/or on property where the City <br /> holds an interest to be maintained . Maintenance items shall include <br /> planting not limited to trees, shrubs, flowers, grass, and all appurtenances <br /> including irrigation systems and pedestrian scale lighting . <br /> 16 .
