168 <br /> services, the fact that the proposed General Plan revisions provide <br /> for reduced acreage for residential use; the probable cost to the <br /> City of supplying services to the increased area devoted to open space, <br /> the fact that open waterways are not as costly to maintain as other <br /> types of open space; the desire of the City to encourage development <br /> of the commercial/industrial areas in order that the resulting tax <br /> monies accruing to the City become available before additional resi- <br /> dential lands are developed, the fact that some City services are <br /> already available in certain residential zones expected to be developed <br /> first, and the fact that emphasis is anticipated to be placed on im- <br /> plementation of the commercial/industrial section of the General <br /> Plan relating to Redwood Shores. <br /> In response to question, Assistant City Attorney Maloney advised <br /> that the property northeast of the proposed marina can be designated <br /> recreational/commercial . <br /> In response to question, Mr Smith stated that the financial aspects <br /> of the district and the public benefits and costs were examined care- <br /> fully, and it is believed the proposed revisions would result in more <br /> jobs than housing units for Redwood Shores, with more intense use <br /> planned for the commercial area Mr Smith compared the density and <br /> value to the City of the commercial development of land for a ware- <br /> house to that of commercial development for many shops, and also com- <br /> mented on the desirability of combining high quality residential and <br /> commercial use of the waterfront such as has been done in Southern <br /> California and in Europe Mr Smith also commented and replied to <br /> questions concerning the difficulties of obtaining hotel develop- <br /> ment unless many other facilities are also available, and the in- <br /> tention of the developer to exploit the waterways. <br /> Mayor Weymouth invited anyone else present who wished to speak to <br /> do so No one in the audience wished to speak <br /> MOTION Councilman Barrett moved, seconded by Councilman Norris , <br /> to close the public hearing. <br /> The motion carried unanimously by voice vote <br /> The public hearing was closed at 9.55 p m. <br /> MOTION• Councilman Norris moved, seconded by Councilman Rhodes, <br /> to amend the proposed revisions to the General Plan relating to <br /> Redwood Shores as follows: 1 ) delete the bridge shown at the east <br /> end of Redwood Peninsula going to Foster City; 2) show a grade <br /> crossing at Bridge Parkway (most westerly crossing of Belmont <br /> Slough) to be set aside, but that the area be protected so that <br /> a bridge could be built there later, if needed, 3) delete the <br /> Shell Parkway Bridge (most easterly bridge) to Bair Island, 4) <br /> show a crossing at Twin Dolphin Parkway (unnamed westerly street) <br /> . to Bair Island, and 5) reroute Twin Dolphin (unnamed westerly street) <br /> around the end of the lagoon instead of across it <br /> In response to request, Mayor Weymouth ruled that each portion of <br /> the motion will be considered separately. <br /> -4- <br /> Reg.Mtg. <br /> 10/13/75 <br />
