PD- 10309 - 4 , Developer , at its cost , shall provide <br /> on-site storm drainage facilities . <br /> 8 . NEW PUBLIC AND PRIVATE FACILITIES . The Project will <br /> require , and Developer shall construct : ( 1 ) certain improvements <br /> to public roads providing access to and from the Property and <br /> other developed ( or to be developed ) properties in the vicinity , <br /> including , without limitation , interior roadway improvements and <br /> realignments ; and ( 2 ) utilities to serve the Property . The City <br /> may determine that the Project may also require , in accordance <br /> with the findings of a Traffic Study ( " Crain Study " ) , currently <br /> being performed by Crain & Associates , Inc . , pursuant to <br /> co <br /> Resolution No . PC 85 - 2 adopted by the Planning Commission on <br /> August 6 , 1985 , approving a Tentative Map for the Project , <br /> Ci <br /> certain other facilities , all or a portion of which Developer <br /> shall construct . Such new facilities include the following : <br /> ( a ) The portion of Shoreway Road adjacent to the <br /> Property , subject to the conclusions and recommendations of <br /> the Crain Study may be realigned and , in such event Marine <br /> World Parkway along the frontage of the Property shall be <br /> improved . If the City requires public dedication of <br /> portions of the Property for such realignment and <br /> improvement , the City after such dedication , and realignment <br /> and improvement , shall initiate proceedings to vacate such <br /> of the former right-of-way as is no longer needed for public <br /> purposes . <br /> 9 <br />
