EXHIBIT A <br /> SCOPE OF SERVICES <br /> ELEVATOR MAINTENANCE SERVICES <br /> Introduction: <br /> The Contractor shall provide elevator maintenance services for all elevators, incline lifts, and <br /> chair lifts owned by the City of Redwood City, California("City"or"Owner"). <br /> Site Description: <br /> The project area covers approximately 19 square miles of urbanized neighborhoods and <br /> commercial districts of the City. There are approximately sixteen (16) locations owned by the <br /> City: twelve (12) hydraulic elevators, three (3) wheelchair lifts, and one (1) material lifts in the <br /> City. <br /> A. Contractor Competence Requirements <br /> During the Term of this Agreement, the Contractor shall satisfy and maintain the following <br /> criteria: <br /> 1. The Contractor shall have a current license to perform the work in conformance with the <br /> provisions of the State Business and Professions Code. <br /> 2. The Contractor shall have satisfactorily performed other contracts of a similar nature and <br /> magnitude and shall have been in business at least 10 years. <br /> 3. The Contractor shall have the requisite organization of skilled and experienced elevator <br /> mechanics and adjusters under their direct employment and supervision. <br /> 4. The Contractor shall certify that a member of their supervisory personnel regularly <br /> engaged in inspection and supervision will visit each elevator in the complex at least <br /> semi-annually to observe the quality of maintenance and to make certain that the quality <br /> of maintenance meets the specified standards. The supervisor shall report his fmdings in <br /> writing to the City's Facilities Manager. <br /> 5. The Contractor shall have the necessary access to repair parts so they can be obtained <br /> within one to two days so down time of an elevator is limited. <br /> 6. The Contractor shall have a Call Center that is available 24 hours per day, 365 days per <br /> year,that can dispatch technicians to the site within the specified time allowed. <br /> 7. The Contractor has prior to bid opening, examined each of the listed elevators and made a <br /> thorough survey of the equipment designated herein. If applicable, Contractor has <br /> included a list along with the bid that states what repairs need to be done before 100% <br /> maintenance can start.
