B. Preventative Maintenance Requirements <br /> 1. Any work not specifically mentioned, but which is needed to make the maintenance <br /> complete within the intent of this specification shall be performed without additional <br /> cost. <br /> 2. The Contractor shall systematically examine, adjust, clean, and lubricate the elevators in <br /> accordance with the manufacturer's specified preventative maintenance schedule. <br /> 3. The Contractor shall assign a primary and a backup technician to this account. An <br /> account representative shall also be assigned to be the contact for communications <br /> regarding the contract. <br /> 4. Contractor shall set up specific days that preventative maintenance shall occur each <br /> month and notify City of that schedule. If the service person cannot make the scheduled <br /> maintenance day because of emergencies, the Facilities Manager shall be notified at <br /> (650)780-7473 or(650)444-4545 and the work shall be rescheduled. <br /> 5. If the service person is called away during the scheduled maintenance and cannot <br /> complete the scheduled preventive maintenance,he/she will return the next working day. <br /> 6. In order to provide 100%maintenance service,the Contractor shall repair or replace: <br /> a. Machine drive sheave or drum, drive sheave or drum shaft bearing, brake pulley, <br /> brake coil, brake contact, luungs and component parts, drum buffers, stop motion <br /> switches; and <br /> b. Motor and motor generator, motor windings, rotating element, commutator, <br /> brushes,brush holders and bearings; and <br /> c. Controller, selector and dispatching equipment, all relays, solid state components, <br /> resistors, condensers, transformers, contacts, leads, dashpots; tuning devices, <br /> computer devices, steel selector tape and mechanical and electrical driving <br /> equipment; and <br /> d. Govemor, governor sheave and shaft assembly, bearings, contacts, and governor <br /> jaws; and <br /> e. Deflector, car and counterweight sheaves, bearings, car and counterweight <br /> buffers, car and counterweight guide rails, top and bottom limit switches, <br /> governor tension sheave assembly, compensating sheave assembly, counterweight <br /> and counterweight guide shoes, including rollers or gibs. Rebabbit <br /> counterweights when necessary; and <br /> f.
